TERMS AND CONDITIONS

The contract of hire shall be between the Holidaymaker and the Cottage owner and is subject to the Conditions of Holiday let. The contract of hiring the cottage is not in effect until the holidaymaker receives written confirmation of the booking. |

BOOKING All rents are quoted per week from a Saturday-to-Saturday let. The cottage will be available from 3 pm on Saturday. At the end of your holiday, please vacate the cottage by 10am, unless prior agreement for other times or days have been agreed in writing with the owner. We reserve the right to amend prices without prior notice, unless those dates are already at least provisionally booked. Provisional bookings may be made by E-mail or telephone. We will ask for a £100 deposit for every week, or part week booked. Should there be no issues after your holiday, this will be returned to you in full, or put forward to the price of a return stay We reserve the right to use this deposit to cover any damage/cleaning/electricity costs as we see fit should you not adhere to the terms and conditions listed here. Once we have contacted you and agreed a provisional booking, a deposit of one third of the total cost is required within 7 days. If no deposit is received within 7 days, we then reserve the right to offer a provisional booking to another interested party. Upon payment and clearing of the deposit we will confirm the dates and price for the week(s) booked. When your booking is confirmed you are then liable for full payment 4 weeks prior to your holiday. No reminder will be issued. Once the balance has been fully paid, we will send you details on where to access the keys We reserve the right to re-let the cottage if no payment has been received by the designated date. Please note we reserve the right to cancel your booking at any time, by myself or by my representative due to any unforeseen circumstances. If this does occur, then any monies already paid to us will be fully refunded. We reserve the right to refuse any requests for bookings at our own discretion. |

GENERAL POINTS We welcome well behaved dogs, but BUT please make every effort to keep your dog(s) off the sofa or on the beds. Apart from the dog hairs, there is a strong chance their claws would damage the sofa’s faux leather, or the mattress. Clearly, I cannot enforce this, so if your dog does have a tendency to jump on the sofa/beds then PLEASE bring your own sheet/rug to use as a protective cover between them and the sofa/beds during your stay.they should not be allowed on the either sofa or any of the beds. They must sleep also on bedding provided by the holidaymaker. Holidaymakers are liable for any damage caused by pets and are asked to remove all evidence of their pets' presence (e.g. dog hairs and doggie aromas) before departure. Electricity needs will be paid for by the holidaymaker via £1 slot meters, one for the main electricity (all plugs) plus one for storage heaters (only run between 11pm-7am then release their heat for the rest of that day). Please do not change any settings on the storage heater We do this to protect the environment from customers leaving storage and/or electric heaters switched on at all times whilst leaving windows and/or the front door wide open. You should not attempt to charge any electrical car via a plug in the cottage, there are electric chargers beside the cafe just 400 meters down the road. Should it be discovered you have attempted to do so, not only will you be responsible for any subsequent electrician charge (including any emergency call out fee), you will also be banned from renting our property again. You have use of the Multi Fuel Burning Stove in the cottage and will leave you a starter pack for at least 1 fire to get you started. After that you will need to purchase any other wood. DO NOT BURN ANY DRIFTWOOD FROM THE BEACH, the salt content will clog up the log burner, an the stove is specifically designed for the combustion of wood that has less than 20% moisture content. We take NO responsibility if you injure/burn yourself on the stove, nor if you decide to have children in the cottage when the stove is hot. We have provided a fireguard to protect you and others in the cottage. We ask you to follow the latest rubbish waste instructions as found in the kitchen, including recycling. The Cottage is strictly NO SMOKING, due to the nature of the building construction. The number of persons using the holiday property should not exceed four, unless prior written agreement with the owner has been reached. The holidaymaker shall not part with possession of the property, nor sub-let it. Children must be kept under close supervision at all times, and we take no responsibility for any accidents inside or outside the Cottage. One double duvet and two single duvets are provided, and each mattress has a mattress protector provided. We expect you to provide the rest of your own Bed Linen. Towels are not provided. We cannot guarantee the security of your vehicles or any personal possessions in said vehicles or in the Cottage. We cannot be held liable for any loss or damage thereto, from any cause whatsoever. If the holidaymaker is not satisfied with the accommodation provided, he or she should contact the cottage owner during the holiday. |
CLEANINGA condition of acceptance of any booking is that the will take good care of the cottage and its contents. Holidaymakers will be liable for breakages and we would request that the holidaymaker replaces these items during their stay. Please leave the cottage as you would wish to find it i.e. clean and tidy, particularly the kitchen utensils, work surfaces, and appliances Any extra cleaning required will be charged for. |
CANCELLATION POLICYIn the case of you cancelling your holiday the amount refunded will depends upon the number of days notice given prior to the first day of the holiday 60 days or over: We will we will return your rental payment in full, less an administration charge of £20 Between 30 and 59 days: We will return your rental payment, less your deposit (1/3 of total holiday cost), unless we are able to re-let the cottage for the time you have just cancelled, at which point we will return your rental payment in full, unless when we re-let the property it is at a reduced price to the one you originally paid. This difference will be deducted from said refund.
